Ardent Companies Puts 105 Broadway on Market for Sale or Lease

The Ardent Companies has put 105 Broadway on the market for sale and lease — a six-story entertainment and retail property in the heart of Nashville’s Lower Broadway district. More Local Living News

Located between First and Second avenues, the 55,000-square-foot building offers a highly visible location in one of the country’s busiest entertainment districts. Ardent acquired the property in 2023 and has since completed several capital improvements. The Atlanta-based real estate firm now has full ownership and control of the building and has selected Cushman & Wakefield to market it.

“Bringing 105 Broadway to market creates a rare opportunity for a buyer or tenant to occupy space in Nashville’s most highly sought-after entertainment district,” Ardent partner Scott Werbel said in a release.

The property could be used as a flagship entertainment venue, experiential retail destination or a combination of uses, according to Cushman & Wakefield Executive Director Evan Halkias, who is leading the assignment with the firm’s Nashville Capital Markets and Leasing teams.

Ardent entered the Nashville market in 2014 and has completed 12 transactions totaling more than $200 million in downtown investments. Its Lower Broadway projects include Redneck Riviera, Raising Cane’s, Broadway and Nashville Live!, along with financing for additional hospitality and entertainment developments.

The company has invested approximately $300 million across the broader Nashville area. Its current projects include plans to transform nearly 100 acres in Thompson’s Station into a master-planned mixed-use development.
